All accommodations have a large patio or balcony, fully equipped kitchen and are located ocean-front or poolside.

Occupancy
The rates listed includes up to 2 people in a one bedroom or studio, and up to 4 people in a two-bedroom.
Maximum persons in a studio is 2, in a one bedroom - 4 persons, and in a 2 bedroom - 6 persons.
Extra Person Fee
$20.00 per night per person under the age of 12.
$40.00 per night per person 12 years and older.
Cribs available at $10 per day.
Accepted Methods of Payment
Cash, Visa, Mastercard, and American Express.
All rates quoted in US dollars.
Deposits
A deposit equal to 50% of the total room rate is required to secure your reservation.
Please note: the deposit is calculated on the room rate only and does not include tax or service charge. (Applies to bookings made after February 15, 2026.)
The deposit is refundable, less a $100.00 cancellation fee if your cancellation is received 90 (ninety) days prior to the arrival date.
For cancellations received inside the 90-day cancellation period, the deposit is non-refundable.
Deposit will be applied to any nights taken off original booking and for early departures.
Cancellation Protection
In case of an unexpected event resulting in the cancellation of your planned vacation within our 90-day cancellation penalty period, we ask that you consider purchase of our Cancellation Fee Waiver to protect your deposit. By accepting our Cancellation Fee Waiver, you are able to cancel your reservation up to one day prior to your arrival date with no penalty in circumstances such as injury, illness or death within your immediate family or natural disasters, severe weather (including storms and hurricanes) resulting in complete cessation of services by your airline, etc., in accordance with our cancellation fee waiver policy (see Terms & Conditions below). Our waiver also covers cancellation charges if you must interrupt or shorten your stay for any of the aforementioned reasons. Click here to learn more.
Please note, this Cancellation Protection Waiver is only valid if purchased at the time of your original booking.
Special conditions apply for Christmas/New Year:
The minimum stay between December 23rd to January 5th is 7 nights.
Shoal Bay Villas is a small property and late cancellations affect us significantly, therefore we strictly maintain this policy.
